16px;">为适应我市房地产市场发展趋势，更好地发挥公积金的住房保障作用，支持刚性和改善性住房需求，对住房公积金贷款政策做如下调整：</span></p><p style="text-align:justify;line-height: 1.75em;"><strong><span style="font-size: 16px;color: #4f81bd;">一、放宽公积金贷款申请条件</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><span style="font-size: 16px;">在现行政策基础上，职工及其配偶购买自住住房，符合以下两个条件之一的，即可认定其名下无房或仅有1套住房，可以申请公积金贷款。</span></p><p style="text-align:justify;line-height: 1.75em;"><strong><span style="font-size: 16px;">1.职工及其配偶在本市行政区域内名下住房套数不超过1套；</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><strong><span style="font-size: 16px;"><br/></span></strong></p><p style="text-align:justify;line-height: 1.75em;"><strong><span style="font-size: 16px;">2.职工及其配偶公积金贷款次数累计不超过1次。</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><strong><span style="font-size: 16px;color: #4f81bd;">二、调整贷款额度测算方式</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><span style="font-size: 16px;">公积金贷款测算额度增加不超过公积金缴存余额15倍的条件，与原测算公式（公积金月缴存额×12×贷款年限×2＋公积金余额×2）的计算结果相比取较大值作为贷款测算额度，</span><strong><span style="font-size: 16px;">取消提取加贷款不超过120万元的限制。</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><span style="color:#4f81bd;"><strong><span style="font-size: 16px;">三、调整公积金贷款最低首付比例</span></strong></span></p><p style="text-align:justify;line-height: 1.75em;"><span style="font-size: 16px;">购买新建商品房或存量房，首次使用公积金贷款的，最低首付</span><strong><span style="font-size: 16px;">比例为20%</span></strong><span style="font-size: 16px;">，第二次使用公积金贷款的，最低首付</span><strong><span style="font-size: 16px;">比例为30%。</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><strong><span style="font-size: 16px;color: #4f81bd;">四、开通淮海经济区和江苏省其他城市缴存职工商转公贷款</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><span style="font-size: 16px;">淮海经济区和江苏省其他城市的缴存职工，在徐使用商业贷款购买住房，可以办理商转公贷款或商转组合贷款，与本市缴存职工享受同等贷款政策。</span></p><p style="text-align:justify;line-height: 1.75em;"><strong><span style="font-size: 16px;color: #4f81bd;">五、军人贷款支持政策</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><span style="font-size: 16px;">1.夫妻一方正常缴存公积金、一方为现役军人，贷款最高额度按照双方正常缴存的标准认定；</span></p><p style="text-align:justify;line-height: 1.75em;"><span style="font-size: 16px;">2.退役军人在本市缴存公积金，退役5年内在本市购房且使用公积金贷款，</span><strong><span style="font-size: 16px;">贷款最高额度提高20%。</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><span style="color:#4f81bd;"><strong><span style="font-size: 16px;">六、支持购买高品质住宅</span></strong></span></p><p style="text-align:justify;line-height: 1.75em;"><span style="font-size: 16px;">购买高品质住宅，公积金贷款最高额度</span><strong><span style="font-size: 16px;">上浮20%。</span></strong></p><p style="text-align:justify;line-height: 1.75em;"><span
